This has increased the need for residential roof replacement quite a bit and brought the importance of having a good roof to the forefront for homeowners in The Peach State. 

What is a complete roof replacement?

A complete residential roof replacement consists of having the old shingles and underlayment stripped down to the decking. If the decking is damaged or rotted, it is replaced at that time. The new underlayment is then installed, and new shingles are installed on top of the underlayment or felt paper for a new roof that can last for 20 years or more.

Does roof replacement include the fascia?

If the fascia board is damaged or missing, it will be replaced after the decking, underlayment, and shingles are installed. Another common question – are gutters included in roof replacement? If the house has existing gutters, they will need to be removed to repair or replace the fascia board. If the gutters are damaged or rotted, a new residential roof replacement will include new gutters. 

What is done during roof replacement?

The key stages of a new residential roof replacement is basically the same, but the type of roofing materials chosen can change the process. The general steps include:

  • An assessment of the existing roof is done first to determine what is needed.
  • The new materials are ordered by the contractor and delivered to the job site typically the day before the new residential roof replacement starts. 
  •  If required, scaffolding is erected. 
  • The existing roofing materials are then stripped off down to the decking, starting at the top and working down. The old materials are throw into a roll-off trailer or trash receptacle. 
  • The decking is repaired or replaced if needed and then covered with the roofing felt or underlayment. 
  • Then the roofing material is installed using galvanized nails. 
  •  If the fascia needs repairs, any gutter system is removed, repairs or replacement fascia is then completed.
  • New gutters are installed if there were existing gutters. 
  • The flashing and ridge cap are then installed. 

How much does a roof replacement cost?

There are several factors and variables that can affect the price of a new residential roof replacement. Starting with the size of the house and then the roofing materials selected. In Georgia, the cost can vary between $8,000 and $20,000. 

Can you finance a roof replacement?

Roofing companies typically do not offer a finance option, but some do have a relationship with a bank that may offer to finance a roof at a high interest rate. You can apply for a personal loan on your own and possibly get a better interest rate. 

Does insurance pay for roof replacement?

Most homeowner insurance policies will pay for residential roof replacement if the roof has sustained damage from natural perils. For a roof that has been neglected, not having repairs done when needed or keeping it clean and clear of algae, tree limbs, and other dangers, a homeowner’s insurance will not pay for residential roof replacement. 

How does depreciation work for roof replacement?

As with any part of your home that is covered by your homeowners’ insurance policy, the roof will be subjected to  ACV or RCV. ACV is actual cost value and RCV is recovered cash value. 

ACV is when the insurance company pays the actual cash value of the roof at the time of your insurance claim for a covered loss. This means the ACV minus the deductible amount minus the depreciation value, which is based on the roof’s age. The older the roof, the higher the depreciation, meaning the more you’ll be out of pocket.

What is the difference between roof repair and roof replacement? As we described earlier, a residential roof replacement is when the old roofing material and the underlayment are completely removed, and the decking is repaired or replaced as needed. A roof repair is done when there is some roof damage in a small area of the roof and replacing a few shingles will suffice. 

Should your home sustain roof damage, you’ll want to have a roofing contractor inspect the roof first and then call your insurance company. The insurance company will send their own appraiser out to inspect the roof and determine the claim is valid and for how much. 

It is to your advantage to have your roofing contractor present at the same time the insurance adjuster is there. While your homeowner’s insurance is to protect you and your home, they are going to be watching for their benefit too. The roofing contractor is on your side and will speak up on your benefit, pointing out things the insurance adjuster may miss or overlook.
